rose-room-2The Rose room, which was the original kitchen, has a King bed and wood fire that can be lit in the cooler months. The large open fireplace and bread oven is still there as are the original stone floors. There are views over the cottage garden. The room comes with a separate toilet and shower off the bedroom. The room also has direct access from the outside veranda and is our premium room suitable for that special occasion, or stays of more than one night. Note: Access to this room is via a step from the veranda. Access within the room to the bathroom is via 2 steps. This room is not suitable for the mobility impaired.

jasmine-room-3The Jasmine room is one of the two original bedrooms. This charming room has a queen bed, en-suite, original wood floors & stone walls and looks across the back garden with glimpses of the bay. Outdoor seating available on the veranda and in the garden.

wisteria-room-1The Wisteria room is one of the two original bedrooms with 2 cast iron single beds. This charming room has en-suite, original wood floors & stone walls and looks out on the wisteria vine – glorious in spring. Outdoor seating available on the veranda and in the garden.

mulberry-3The Mulberry room is carpeted and features stone & wood walls, a private patio and entrance. With a Queen bed and en-suite with the shower over 3/4 bath it is ideal for stays of more than one night. It looks out over the gardens, kitchen veggie patch and glimpses of Prosser Bay. Outdoor seating available on the veranda, in the garden or in your private patio. Note: There is a 40 cm step over the bath edge to shower. Also access from this room to the dining and sitting rooms involves one step. This room is not suitable for the mobility impaired

General areas

Dining Room

dining-room1The guest dining room is located in the original sandstone structure. It features a wood burning fire, original Prosser Pine staircase and a beautiful antique 1860’s mahogany cabinet on which the breakfast selections are presented. There are 2 x 2-person dining tables and a 1 x 4-person dining table. The décor reflects back to the original colonial days of when the house was constructed including a map of Tasmania dating from 1859 and a map of the Freycinet area, including Maria Island, dating from 1802.  This room can also be used for afternoon tea where a complimentary home-baked treat is available.

Sitting Room

sitting-room-1This cosy room is a common sitting area for guests. It is located in the original sandstone building adjacent to the dining room. The room features board games, reading material, DVD’s (for use in selected bedrooms) and a CD player with a range of CD’s. There is complimentary ‘bourbon barrel’ aged port for enjoyment in the evening and we also have a range of local wines, selected SA red wines and Tasmanian ciders available for purchase at standard retail rates.  Cheese platters can also be arranged with prior notice.


verandah-1The west facing verandah running along the front of the original building is ideal for enjoying a late afternoon read or glass of wine or an evening cheese platter with some of the local wines (available at the nearby winery, or through Sanda House). This verandah features two tables each with two chairs. There is also an 1860 church pew with coffee table that looks directly out over the gardens and birdlife.

There are public BBQ’s and BBQ facilities located at “Our Park” in the same street as Orford’s Sanda House as well as at Raspins Beach on the north side of the Prosser River looking out across the bay to Maria Island.


Sanda House sits on half a hectare (one acre) of land and comprises a 20 tree orchard, veggie garden, cottage gardens and a native garden section. Around the house a range of beautiful roses have been planted along with azaleas and rhododendrons. In late Winter/early Spring the garden is alive with flowering bulbs and tree blossoms. In summer you can enjoy sitting under the fruit trees eating apples, pears, apricots and cherries straight from the tree, or just kick back, smell the roses and enjoy the peace and quiet. Or if you prefer you may want to have a picnic in the orchard and we are happy to arrange a cheese plate and wines (given advanced notice)

Veggie Garden and Chook House

veggie garden actualThe half hectare property features a small ‘kitchen veggie garden’ dating back decades. Here fresh seasonal organic produce is grown for the breakfasts. Also in the back section of the property is a chicken coop where all the eggs for breakfast come from. Our chickens are fed only high quality layers’ pellets along with fresh garden scraps and left over fruit from the breakfasts. Our eggs are fresh and golden yellow.
